    Viewing, legal and technical condition, title deed, energy certificate, any encumbrances. What needs resolving before the sale, we say at the start — not at the contract.

    Pricing based on actual transactions

    The recommended price is based on completed sales in the location, not on listings. We set the pricing strategy, the negotiating room and the timing of the sale.

    Professional home staging

    Analysis of the space and a proposal of changes, rental of furniture, textiles and accessories, work with light, styling for photography and in-person viewings. A prepared property photographs, shows and sells better.

  4. 04

    Professional presentation

    Photography, video, floor plans, copy and presentation materials — all in-house, in one consistent quality. We present the property the way it deserves.

  5. 05

    Targeted marketing

    Sreality, iDNES Reality, homerealestate.cz, social media campaigns, remarketing and outreach to our database of buyers and investors. The budget is optimised continuously.

  6. 06

    Discreet sales

    Selected properties are offered outside public advertising — directly to verified buyers and investors from our circle, without photographs on the portals.

  7. 07

    Viewings and buyer qualification

    We organise and lead viewings, verify the seriousness of interest and financing, and negotiate on your behalf. You receive a regular report, not dozens of phone calls.

  8. 08

    Contracts, escrow, cadastre

    Reservation and purchase agreement, attorney escrow agreement, notarised signatures, cadastre application, cooperation with the buyer’s bank. AML identification.

  9. 09

    Handover and support

    Handover protocol, transfer of utilities and services, documents for your accounting and tax purposes, support after the handover.
