• Initial viewing of real estate and consultation on rent in general;
• real estate market analysis for the purpose of setting the rent;
• consultation on the terms of the lease, the amount of the deposit, advance payments, real estate commissions and discussion of the preferred period of lease;
• determination of target group of potential tenants;
• recommendations for the decoration / improvement of property, which will help to increase the rent and, therefore, Your income;
• providing professional photography of the property;
• сreating the presentation of the property - home staging;
• advertising on the homerealestate.cz website, on the most popular Czech websites, PPC advertising within Google Adwords, advertising within the partner network and offering property to cooperating real estate agencies, out-of-home advertising;
• arranging property viewings with interested persons;
• preparation of standard contractual documentation in several language, including the organization of the signature of the contractual documentation;
• handover of the property, including elaboration on handover protocol;
• ensuring the fulfillment of the terms of the lease agreement, control over the state of property, collection of debts;

Property management for long-term lease

We take care of all matters related to the rental and maintenance of Your property from A to Z. Based on a property management agreement, our company undertakes to provide the following services:

• search for tenants, advertising with professional photography of the property on the most popular websites;
• concluding and terminating lease agreements;
• contact and solution of all problems with tenants;
• management of payments;
• protection of the our client's rights;
• communication with suppliers of services;
• securing minor repairs and general maintenance of the property up to the amount of CZK 3,000, in case of exceeding this amount, the client's consent is required;
• property inspection at least twice during 1 year.

The company undertakes not to sublease the property.

Real estate commissions

10% of the monthly rent including utility bills + VAT (not less than 2.000, - CZK + VAT / month).

If the apartment is not rented out - a fixed price (1.500, - CZK / month + VAT).

List of services for an additional fee, according to the agreement:
- receiving mail at the post office with the power of attorney - 500, - CZK / 1;
-cleaning services - 350, - CZK / hour;
-representation at a meetings - 2.000, - CZK / for each meeting;
- verification of tax payment - 500, - CZK / year;
-control of goverment electronic mailbox with access - 300, - CZK / month.
